If left unattended for a long period of time the water damage and water intrusion would be horrific. The mold presence would be a serious health issue.
Damage Due to Leaking Pipes
Ceiling stains can be caused by a leaky or burst pipe and also from insufficient insulation around pipes, causing condensation, or sweating. Pipes can be damaged by hard water that is rich with minerals. These minerals can build up and clog pipes, thus reducing the lifespan of a plumbing system, potentially causing water damage.
Damage Due to Burst Water Heater
Although it is logical and reasonable to install water heaters in the lowest level of the home, they are often placed in attics, where, if they burst or leak, can cause caved ceilings and serious water damage. Preferably, water heaters should be installed inside a drain pan that can flow into a floor drain and not cause any leaks and overflows. The next best thing is trying to prevent a water heater from leaking by regularly maintaining it and watching for rust, leaks, wear, and any indication that it is time to repair or replace it. Although more expensive, tankless water heaters may be a good alternative to conventional water heaters, at least in terms of ceiling water damage prevention.
As a Home management Professional I have found many different issues during my inspection. Some have been very serious while others are just odd. I found over 30 dead frogs in a clients pool on Isle of Palms. Sc after a bad rain and A nest made of half snake skin was found with 5 eggs. You just never know what you will come home to after you have been away. Creating a Home Management Program can eliminated all the unexpected issues when you arrive home.

In the late 1990’s I opened and operated a business with a niche’ unknown to the industry. On 9/11/2001 The USA lost a sense of security and our market was inaccessible. I learned the importance of diversity on a professional level.
I was a Multi-Million Dollar Realtor in 2007. I had record success. I obtained $11,000,000 dollars in listings in a few months. Experience and knowledge of my field was not my strength. Passion was my motivator. Personalization in my marketing made me Unique. I enjoyed the freedom, prestige and responsibilities. When the economy took a downward curve owners were forced to foreclose & did short sales to save their personal lifestyle. It was time to change my lifestyle. I redirected.
So, I relocated to Charleston. Charleston has everything I need to flourish. Charleston offers progressive growth, diverse resources and a unique demographic. My diverse employment experiences have given me the skills and knowledge I need to succeed. Strong financial planning, budget control and reserves are the foundation. Policies and procedures will create a brand. Compassion for people is the only way to obtain loyalty.
